Reservation fee and cancellation rights

If we cancel your tenancy, for example because you are not able to progress to your studies for 17/18 we will refund your reservation fee. Your insurance and JCR fees are not refundable.

You can cancel your tenancy before you have paid your reservation fee and you will not be liable for any payments. Please note you must pay your reservation fee within 7 days of receiving your offer. Your right to cancel your tenancy once you have accepted it and to receive a refund of your reservation fee will depend on the residence you are moving into

Chantry Court and Blenheim Court

Reservation fees:

  • £35.00 JCR fee (non refundable) paid to the University when you accept your room offer
  • £250 paid to Unite when you return your tenancy agreement - held as a damage deposit when you move in, which will be refunded at the end of your tenancy provided you leave your accommodation in a good condition and you have paid all your rent

Cancellation policy:

  1. Unless you have already collected the keys to the accommodation, you may cancel your booking by writing or sending an e-mail to us at customerservices@unitestudents.com, at any time during the 14 days after Unite send you an e-mail confirming your booking is complete (the "14 Day Cooling-Off Period"). If you do that, we will make no charge and will return your Security Deposit to you. Your JCR payment will not be refunded.
  2. Before 1 August 2017 and if more than 14 days have passed since Unite sent you an email confirming your booking is complete, you may cancel your booking by writing or sending an email to us at customerservices@unitestudents.com, but we will retain your Security Deposit and your JCR fee.
  3. On or after 1 August 2017,  if more than 14 days have passed since Unite sent you an email confirming your booking is complete, we will retain your Security Deposit and your JCR fee and you will have to pay all amounts due under your Tenancy Agreement unless a replacement Tenant is found for your Room or you enter into a New Tenancy. If a replacement tenant is found for your room, we will release you from your Tenancy Agreement from the start date of the replacement Tenant's new Tenancy Agreement. If you have occupied the Room prior to this, you will be charged £50.00 to cover our costs of preparing the Room for the replacement Tenant. If no replacement Tenant is found for your Room we will be entitled to retain your Security Deposit until all amounts due under your Tenancy Agreement have been paid. No refund will be made of the Utility Guarantee Fee (as referred to in the Tenancy Terms and Conditions).

Orchard Heights, The Courtrooms, Harbour Court, Deans Court and Woodland Court

Reservation fees for: Orchard Heights, The Courtrooms, Harbour Court

  • £500 paid to the University when you accept your room offer, to be deducted from you first rent payment

Resevation fees for: Deans Court and Woodland Court

  • £35 JCR fee (non refundable) payable to the University when you accept your room offer 
  • £14 insurance (non refundable) payable to the University when you accept your room offer
  • £500 reservation fee payable to the University when you accept your room offer - held as a damage deposit when you move in, which will be refunded at the end of your tenancy provided you leave the accommodation in a good condition and you have paid all your rent

Cancellation policy:

  1. Up to September 1 and unless you have collected the keys for your accommodation you may cancel your booking by writing or sending an e-mail to us at accom-office@bristol.ac.uk, at any time during the 7 days after you have paid your Reservation Fee. If you do that, we will return your Reservation Fee to you. Your insurance and JCR fees are not refundable.
  2. If more than 7 days have passed since you paid your reservation fee you may cancel your tenancy but we will retain your Reservation Fee, insurance and JCR fees and you will have to pay all accommodation fees due under your Tenancy Agreement unless a replacement Tenant is found for your Room or you enter into a New Tenancy. If a replacement Tenant is found for your Room, we will release you from your Tenancy Agreement from the start date of the replacement Tenant's new Tenancy Agreement. If you have occupied the Room prior to this, you will be charged up to £100.00 to cover our costs of preparing the Room and Tenancy for the replacement Tenant. If no replacement Tenant is found for your Room we will be entitled to retain your Reservation Fee until all amounts due under your Tenancy Agreement have been paid.
  3. After September 1 you may cancel your tenancy but we will retain your Reservation Fee, insurance and JCR fees and you will have to pay all accommodation fees due under your Tenancy Agreement unless a replacement Tenant is found for your Room or you enter into a New Tenancy. If a replacement Tenant is found for your Room, we will release you from your Tenancy Agreement from the start date of the replacement Tenant's new Tenancy Agreement. If you have occupied the Room prior to this, you will be charged up to £100.00 to cover our costs of preparing the Room and Tenancy for the replacement Tenant. If no replacement Tenant is found for your Room we will be entitled to retain your Reservation Fee until all amounts due under your Tenancy Agreement have been paid.
