Cancel your tenancy before moving in

Get in touch with our accommodation team if things change and you need to cancel your university accommodation contract before you have moved in.

Undergraduates: cancel your tenancy

Unless you have already collected the keys for your accommodation, you may cancel your booking at any time before the tenancy start date by emailing accom-office@bristol.ac.uk. In this situation, you will not be liable for any rent payments.

If you do not arrive in Bristol but begin your studies remotely, for example through online distance learning, you must cancel your tenancy. Otherwise, you will be liable for your rent from the tenancy start date.

If you are not able to start your studies at the University, we will cancel your tenancy.

Postgraduates: cancel your tenancy

Your right to cancel your tenancy before moving in depends on your residence.

All residences except Chantry Court, Deans Court and Woodland Court

You must pay advance rent of £500 within three days of accepting your accommodation offer.

Unless you have already collected the keys for your accommodation, you may cancel your booking at any time before the tenancy start date by emailing accom-office@bristol.ac.uk. If you cancel your booking:

  • before paying your advance rent, you will not be liable for any payments;
  • within seven days of paying your advance rent, we will return your advance rent to you and you will not be liable for any payments;
  • more than seven days after paying your advance rent (but before moving in), we will retain your advance rent but you will not be liable for any further payments.

If you do not arrive in Bristol but begin your studies remotely, for example through online distance learning, you must cancel your tenancy. Otherwise, you will be liable for your rent from the tenancy start date.

If you are not able to start your studies at the University, we will cancel your tenancy and refund any advance rent you have paid.

If you do not pay your advance rent within three days of accepting your accommodation offer, we will cancel your offer.

Chantry Court

Your tenancy agreement is with Unite and you pay your rent directly to them. You pay £500 advance rent to Unite when you accept your accommodation offer and return your tenancy agreement to them.

Unless you have already collected the keys for your accommodation, you may cancel your booking by emailing cancellations@unitestudents.com. You may cancel at any time during the seven days after an email is sent to confirm that your booking is complete, known as the seven-day cooling-off period. You will not be charged and your deposit and any advance rent payments you have made will be returned to you.

If the cooling-off period has ended, you will need to pay all the amounts due under your tenancy agreement unless a replacement tenant is found for your room or you enter into a new tenancy. If a replacement tenant is found for your room:

  • before the start date of your tenancy, we will release you from your tenancy agreement seven days after the new tenant’s tenancy agreement is signed.
  • after the start date of your tenancy, we will release you from your tenancy agreement from the start date of the new tenant's tenancy agreement. If you have occupied the room prior to this, you will be charged £50 to cover the costs of preparing the room for the replacement tenant.

Deans Court and Woodland Court

This information is subject to change for the 2021/22 academic year.

Your tenancy agreement is with A2Dominion and you pay your rent directly to them. You pay £500 deposit to A2Dominion when you accept your accommodation offer. This will be refunded to you at the end of your tenancy provided you leave the accommodation in a good condition and you have paid all your rent.

Unless you have already collected the keys for your accommodation, you may cancel your booking by emailing accom-office@bristol.ac.uk. If you cancel your booking:

  • by September 1 and within seven days of paying your deposit, your deposit will be returned to you.
  • after September 1 or more than seven days after you paid your deposit, A2Dominion will retain your deposit and you will need to pay all amounts due under your tenancy agreement unless a replacement tenant is found for your room or you enter into a new tenancy. If a replacement tenant is found, A2Dominion will release you from your tenancy agreement from the start date of the new tenant's tenancy agreement. You will be charged up to £100 to cover the costs of preparing the room and tenancy for the new tenant. If no replacement tenant is found for your room, A2Dominion will be entitled to retain your deposit until all amounts due under your tenancy agreement have been paid.
